One region, four very different jobs

Tyneside is not a single market and quoting it as one leads to bad numbers. What we walk into in an upper flat in Heaton has very little in common with a seafront property at Cullercoats, a semi in Darras Hall or a unit on Team Valley, and the pricing reflects that rather than a flat rate applied across a postcode map.

The inner city and the flats

Heaton, Byker, Sandyford, Walker, Arthur's Hill and Elswick are dominated by Tyneside flats — upper and lower dwellings, two front doors, one shared stair and frequently a single supply head with two meters in a communal cupboard. Establishing what belongs to whom is genuinely half the job here, and it is where most of the confusion and most of the accidental neighbour isolations come from.

The suburbs and out to Northumberland

Gosforth, Kingston Park, Killingworth, Ponteland, Darras Hall and Cramlington bring larger detached and semi-detached housing, longer cable runs, detached garages and far more EV charge point work. The questions here are about volt drop, supply capacity and where a lead will sit rather than about who owns the stair light.

The coast

Tynemouth, Cullercoats, Whitley Bay and Monkseaton sit in salt-laden air that is unkind to external fittings, glands, floodlights and anything mounted on an exposed elevation. A fitting specified for a sheltered inland garden will not last out here, and specifying properly for the location is the difference between a decade of service and two winters.

Gateshead and the south bank

Low Fell, Whickham, Dunston, Blaydon, Ryton, Felling and Heworth mix Victorian and inter-war housing with post-war estates and a good deal of commercial and light industrial around Team Valley. Board changes, part rewires and commercial maintenance make up most of what we do south of the river.
